Barking Riverside, London
Work has started on Barking Riverside, a high-profile, mixed-use scheme that will transform a 150 ha unused site in Barking, London into a vibrant and sustainable community. Barking Riverside Ltd, a joint venture company between English Partnerships and housebuilder Bellway Plc, together with Barking and Dagenham Council have already secured a £15m subsidy and £350m of private funding for the scheme.
As one of the largest brownfield sites in Europe, the development of Barking Riverside will play an important role in the overall regeneration of the Thames Gateway. Situated on a superb waterfront and in close proximity to Barking town centre it will be an exciting and diverse place to live.
The project will deliver 10,800 new homes, making it the UKs largest residential-led planning approval and the Thames Gateways biggest strategic housing project. The homes will benefit from flexibility of tenure and high-quality design to ensure that they are sustainable and energy efficient now and in the long-term. To address the demand for a range of housing types and tenures in Greater London, 41 per cent of the homes will be affordable and to 30 per cent will be family homes.
The ambitious masterplan proposes 2 km of Thames Waterfront being opened up to the public for the first time and 40 per cent of the total development will be set aside as open space to include an ecology park. Barking Riverside will also deliver £350m in tailor-made social infrastructure which will consist of building commercial and community facilities and making improvements to public transport. The scheme will generate 1,500 local jobs and provide two primary schools, a secondary school and shopping centres.
Barking Riverside is a complex regeneration project to be delivered in four phases over the next 20 years. Detailed designs for the first two phases totalling 4,000 homes are in the process of being prepared by Maxwan Architects and Barking Riverside Ltd and the first homes will be ready for occupation by the end of 2008. .
