Luneside East, Lancaster

Luneside East in Lancaster is a 6.5 ha (16.06 acres) brownfield site next to the historic River Lune waterfront and a short walk from the city centre.

English Partnerships is working together with Lancaster City Council and the Northwest Development Agency to regenerate this derelict and grossly contaminated riverside site, which used to house a gasholder and lies within a flood risk area. Our investment of £4.9m will help assemble and remediate the site.

New homes and commercial spaces

The redevelopment plans set on the historic St George’s Quay will provide a high quality sustainable development including 350 homes – 70 of which will be affordable homes – along with commercial space of 8000 sq m, shops, cafes and bars. There will also be access to a one-hectare public park with walking and cycling routes.

CTP Ltd and Development Securities Plc, have been appointed as preferred developers of the site. 

Preparing the site

A Compulsory Purchase Order has been obtained and the site assembly has been completed.

The Flood defence works on the River Lune have been completed and the gas holder has been removed from the site.

Timetable

  • Planning consent for the first phase of 127 units was obtained - August 2007
  • Commence remediation of main site - autumn 2009
  • Start first phase of housing  - autumn 2009
