Park Prewett former hospital site in Basingstoke

Background

Park Prewett former hospital site in Basingstoke, Hampshire was the first of the 96 sites in the Hospital Sites Programme portfolio to be put to the market in July 2005.

The site, which totals around 48 ha will provide more than 1,000 new homes and is one of the largest residential sites in the current Basingstoke & Deane Borough Council Local Plan.

The total site area for the first phase of development is almost 34 ha and will include 854 new homes to be developed by Taylor Wimpey, under the Bryant Homes brand. A further 137 homes will be built on four ha of this land by Persimmon Homes as part of the Design for Manufacture Competition. The total number of affordable and first-time buyer homes across both sites will be in the region of 30 per cent.

Part of the site, known as the “core area” includes a concentration of former hospital buildings including:

  • The Clock Tower House
  • The Water Tower
  • The Main Hall
  • Six “fan” buildings
  • Four garden pavilions.

These buildings will be retained and converted into homes along with new community facilities and local shops.

Current status

Taylor Wimpey was announced as the preferred developer for the first phase of Park Prewett in November 2005.

Persimmon Homes was announced as the preferred developer for the area allocated for the Design for Manufacture Competition in December 2005.

The remaining 14 ha of the site are being promoted through Basingstoke and Deane Council’s emerging Local Plan. The Planning Inspector has recommended that the site accommodates approximately 600 homes. English Partnerships has commenced a detailed masterplanning exercise this year, working closely with the local authority, the local community and other stakeholders.

Timetable

Work on site for the first phase has commenced and is expected to be completed in 2011.

A detailed masterplanning exercise for the remaining part of the site is underway.
